In Moka, the temperature drops several degrees as soon as the sun goes behind the mountain range that shelters the village from the trade winds \u2014 a coolness the coast never gets, and one you pay for with a real distance from the sea and near-total dependence on a car for the beach and for much of the weekly shopping.<\/p>\n

Moka sits at the geographic centre of Mauritius, on the central plateau, at an altitude of around 200 metres that reaches 425 metres in places. That position has made it, since 2017, one of the country’s business hubs around the Moka Smart City<\/a> project, without the village losing its older residential character.<\/p>\n

The climate of the central plateau<\/h2>\n

The Moka range, topped by Le Pouce and Pieter Both, shields the village from the prevailing trade winds and keeps temperatures cooler than on the north and west coasts. It was that same altitude that, from the 1850s onwards, pushed part of the population to leave coastal areas hit by epidemics and settle on the highlands, considered healthier. The trade-off today: evenings are cooler than by the sea for much of the year, and late afternoons on a terrace watching the sun set over the water are simply not what Moka offers.<\/p>\n

Daily life: between village and business district<\/h2>\n

The district of Moka brings together several distinct localities \u2014 Saint-Pierre, Pailles, the village of Moka itself, Montagne Blanche, Dagoti\u00e8re and Quartier Militaire \u2014 with an estimated population of 83,664 across 230.5 km\u00b2. Living “in Moka” therefore means quite different things depending on whether you settle near the business centre or in a more rural hamlet on the plateau.<\/p>\n

The most visible development remains Moka Smart City, officially launched on 13 April 2017 at Viv\u00e9a Business Park, across 182 hectares integrated into the existing village. The project represents an announced investment of 25 billion rupees over ten years and around 3,500 jobs expected in the long run. For a resident, that translates concretely into offices, shops and services within immediate reach \u2014 a clear advantage for anyone working locally or commuting to Eb\u00e8ne, a few minutes away by road. For tenants weighing up the two areas before buying, the daily commute to offices in Port Louis or Eb\u00e8ne is in fact what most often settles the choice between Eb\u00e8ne and Moka<\/a>.<\/p>\n

Healthcare and emergencies<\/h2>\n

Wellkin Hospital, a private facility belonging to the C-Care group, is located in Moka itself, on Royal Road, close to the Eb\u00e8ne Cybercity, with an emergency department open 24 hours a day. On the public side, the nearest regional hospital is Victoria Hospital in Candos, in the Plaines Wilhems district, which covers health region no. 5. The hospital with a cardiac centre, SSRN in Pamplemousses, is further out, to the north of the island. For emergencies anywhere in the country, the SAMU ambulance service is reached on 114.<\/p>\n

Schools: Le Bocage and the central plateau’s international offer<\/h2>\n

Le Bocage International School, opened in January 1990 at Mount Ory in Moka, is one of the region’s reference establishments: International Baccalaureate programmes (Middle Years, Diploma, Career-related), Cambridge IGCSE in the final years, more than 800 students of 30 nationalities and a ratio of around 9 students per teacher. Other international schools on the central plateau round out the offer for families who want to avoid the daily drive to the coast.<\/p>\n

Buying in Moka as a foreign national<\/h2>\n

The rules on property ownership for a non-citizen are the same as everywhere else on the island, and are set out by the Economic Development Board: a minimum investment of USD 375,000 in a property under the IRS, RES or PDS<\/a> schemes grants a residence permit, valid for as long as the buyer remains the owner. For an apartment in an R+2 building, the threshold drops to 6 million Mauritian rupees. Moka against Eb\u00e8ne, and against the coast<\/h2>\n

Compared with Eb\u00e8ne, its immediate neighbour, Moka keeps a residential fabric and a recognisable village where Eb\u00e8ne remains first and foremost an office cybercity, little lived in outside working hours. Compared with a seaside area such as Grand Baie<\/a> in the north or Tamarin<\/a> in the west, the difference is less about price \u2014 prices across the island<\/a> vary mainly by property type \u2014 than about pace: no beach on foot, a cooler climate year round, but a central position that shortens journeys to Port Louis, the airport and the main employment hubs.<\/p>\n
