For an Occupation Permit, the renewal application must be submitted at least one month before expiry on the Economic Development Board&#8217;s (EDB) e-licensing platform; after that, the law no longer protects the holder. Here is what the official texts actually say about the timeline, the thresholds and the evidence to gather.<\/p>\n<h2>Which permit gets renewed, and which one simply lapses<\/h2>\n<p>The <a href=\"https:\/\/real-estate-mauritius.mu\/en\/mauritius-investor-permit-2026\/\">Investor Occupation Permit<\/a>, its <a href=\"https:\/\/real-estate-mauritius.mu\/en\/self-employed-permit-mauritius\/\">Self-Employed<\/a> variant and its <a href=\"https:\/\/real-estate-mauritius.mu\/en\/occupation-permit-professional-mauritius\/\">Professional<\/a> variant all follow the same legal renewal logic, as does the <a href=\"https:\/\/real-estate-mauritius.mu\/en\/retiring-in-mauritius\/\">Residence Permit granted to retired non-citizens<\/a>. The Permanent Residence Permit, valid for 20 years, is also renewable for a further 20-year period, provided the holder keeps meeting the criteria of their category. Only the temporary residence permit \u2014 issued while a <a href=\"https:\/\/real-estate-mauritius.mu\/en\/get-license-residence-mauritius\/\">first application<\/a> is being processed \u2014 falls outside this mechanism: the Immigration Act 2022 expressly excludes it from the renewal provision at section 17.<\/p>\n<h2>The timeline: one month before expiry, and a legal safety net if the decision is late<\/h2>\n<p>The EDB&#8217;s Occupation Permit guidelines are explicit on this point: the renewal application must be submitted on the National E-Licensing System (NELS) at least one month before the current permit expires. Once the file is approved in principle by the Prime Minister&#8217;s Office, the approval e-mail stays valid for 30 days to complete the remaining formalities.<\/p>\n<p>Section 17 of the Immigration Act 2022 adds a further safeguard that applies to residence permits generally: if the renewal application was filed before expiry but the authorities have not yet decided by the time the permit lapses, the permit is deemed not to have expired until a decision is reached. The minimum initial investment for the investor category remains USD 100,000, most often met by purchasing an eligible property in a <a href=\"https:\/\/real-estate-mauritius.mu\/en\/new-program-mauritius\/\">new-build scheme<\/a>.<\/p>\n<p>For the renewal filing itself, the standard file includes the passport bio-data page, three recent passport photos, a copy of the current permit, the applicable permit fee, and, for the investor and self-employed categories, the company&#8217;s business registration card and register of shareholders and directors. Income declared to the Mauritius Revenue Authority is the reference point: the EDB notes that investors must have declared their turnover annually, and a professional on secondment abroad must produce a tax certificate at the time of renewal.<\/p>\n<h2>Moving to a Permanent Residence Permit after five years<\/h2>\n<p>After five continuous years holding an Occupation Permit or a retired non-citizen residence permit, it becomes possible to apply for a <a href=\"https:\/\/real-estate-mauritius.mu\/en\/permanent-residence-permit-mauritius\/\">Permanent Residence Permit<\/a> valid for 20 years. Fees have been fixed since 11 July 2022: a non-refundable USD 50 application fee \u2014 an amount reaffirmed for all Occupation Permit and Residence Permit applications since 1 December 2025 \u2014, then USD 3,000 on approval for the principal applicant and USD 2,000 per dependant. Complete files are, in principle, processed within three months.<\/p>\n<h2>The evidence required for a Permanent Residence Permit<\/h2>\n<p>The official guidelines list specific documents: a valid passport with a copy of the bio-data page, four recent passport photos, a sworn affidavit confirming no criminal conviction over the past ten years, an income or turnover certificate issued by the Mauritius Revenue Authority covering the five years preceding the application, and a medical certificate from Mauritius including HIV, Hepatitis B and chest X-ray results \u2014 children under twelve are exempt. For a retiree, a bank certificate of the funds transferred replaces the MRA certificate. These original documents are retained by the administration, except for the passport, which is returned after verification.<\/p>\n<h2>What causes a resident to lose their status<\/h2>\n<p>Three concrete situations cause a loss of status, beyond simply missing a deadline. First, a rejected renewal application: section 19 of the Immigration Act 2022 provides that a resident automatically ceases to hold that status if their renewal application is rejected \u2014 the section 17 protection stops right there. Second, a permit may be cancelled at any time, without the administration having to give a reason, if the holder no longer meets the criteria of their category or gave false or misleading information in the original application. Third, for categories tied to a financial threshold, being unable to evidence that threshold at the time of the check amounts to having no file at all: the EDB can then refuse the renewal, regardless of how compliant the stay has been until then.<\/p>\n<h2>Frequently asked questions<\/h2>\n<p>Can I stay in Mauritius while my renewal application is being processed? Yes, provided the application was filed before the current permit expired: section 17 of the Immigration Act 2022 deems it not to have expired until a decision is made.<\/p>\n<p>Does a Permanent Residence Permit also need to be renewed? Yes, it is renewable for a further 20-year period, provided the holder keeps meeting the criteria of their category throughout its validity.<\/p>\n<p>What happens if my renewal application is rejected?
