Living at Anahita means accepting life inside a private, gated estate, cut off from everyday Mauritian commercial life, where every errand runs through a car or the resort’s own services. In exchange, residents get two golf courses, 213 hectares of lagoon and forest on the East coast, and a Mauritian residence permit tied to the property, available from a USD 375,000 investment under the IRS scheme. This isn’t a neighbourhood in the ordinary Mauritian sense \u2014 it’s a private domain with its own service economy, distinct from the village of Beau Champ around it.<\/p>\n

What Anahita actually is<\/h2>\n

Anahita is a 213-hectare residential and golf estate at Beau Champ, on Mauritius’s East coast, in the district of Flacq. Launched in 2008, it was one of the first projects built under the Integrated Resort Scheme (IRS), the legal framework set up by the Economic Development Board (EDB) to let foreigners buy freehold property in Mauritius. More than 200 homeowner families now live on the estate. The original Anahita Estate is largely a resale market today; a separate expansion, Anahita Beau Champ, built under the Smart City scheme on a further 118 hectares, supplies the new inventory and functions more like a conventional new-build development<\/a> than the original golf estate.<\/p>\n

Two golf courses and a fully integrated resort life<\/h2>\n

The estate is built around the Anahita Golf course, designed by Ernie Els and opened in 2008, several holes of which run directly along the largest lagoon in Mauritius. A second course, the Ile aux Cerfs course designed by Bernhard Langer, is a ten-minute boat ride away. Two five-star properties operate on site, the Four Seasons Resort Mauritius at Anahita and the Bay Club at Anahita, covering much of a resident’s daily needs \u2014 dining, spa, concierge \u2014 without leaving the estate. That’s what drives the pricing and service-charge logic of an Anahita property: buyers aren’t just buying a villa, they’re buying into this ecosystem.<\/p>\n

Day-to-day logistics at Beau Champ<\/h2>\n

Outside the services built into the estate, everyday life happens off-site: the nearest shopping centre and local shops are at Centre de Flacq, about a fifteen-minute drive away, which also hosts the region’s main market. Strip away the resort layer and the East coast is still a rural region, less commercially developed than the West or North of the island. A car is essential \u2014 there’s no structured public transport network serving the estate, and journeys between Anahita, Flacq and neighbouring areas such as Belle Mare or Trou d’Eau Douce run 10 to 20 minutes. Like the rest of the East coast, Beau Champ is more exposed to the trade winds than the West or North, with a windier, wetter climate during the southern winter.<\/p>\n

Healthcare and emergencies on the East coast<\/h2>\n

The estate’s hotels provide first aid, but the public hospital of reference for the whole region is Flacq Hospital, at Centre de Flacq, which serves Health Region 3 \u2014 a population of 170,000 people covering essentially the district of Flacq. It’s the nearest public facility for a serious emergency; the more comprehensive private clinics remain concentrated around Port Louis and Moka, roughly 45 minutes away by car.<\/p>\n

Schools and families: Clavis has moved onto the estate<\/h2>\n

This is a recent and significant shift for families: Clavis International Primary School, previously based only in Moka, opened a second campus directly at Beau Champ in January 2025, inside Anahita Beau Champ. The campus follows the IB Primary Years Programme and currently takes children from Pre-Reception through Year 1; an additional year group is added annually, with Year 2 due to open in January 2026. Le Bocage International Secondary School is also planning a Beau Champ campus, positioned to take on Clavis’s Year 6 leavers. For a family with young children, this is the first time the East coast has offered international schooling within ten minutes of the estate, rather than a daily commute to Moka or to the French schools in the capital.<\/p>\n

Property at Anahita: the market, foreign access, and the real cost of entry<\/h2>\n

Buying at Anahita is a freehold purchase, open to foreign buyers<\/a> without prior authorisation, under the IRS scheme. According to the EDB, a minimum investment of USD 375,000 in an IRS, RES or PDS property grants a residence permit to the buyer, their spouse and children under 24, valid for as long as the property remains in their possession \u2014 with no separate work or occupation permit required. Anahita against Belle Mare and Heritage Bel Ombre: two other ways to live on the coast<\/h2>\n

Belle Mare<\/a>, just south of the estate, offers a more open version of East coast living: a mixed property market, homes accessible without clearing the IRS investment threshold, and a village life that stays connected to the rest of the coast. Anahita closes off that trade-off in exchange for a fully managed, secured setting. On the opposite coast, in the South of the island, Heritage Bel Ombre<\/a> follows a comparable golf-estate logic \u2014 integrated hotels, golf courses, residency through purchase \u2014 but sits further from the country’s main economic hubs, whereas Anahita benefits from the relative proximity of the airport and Flacq’s commercial zone. Between the two, the real choice comes down less to lifestyle than to the trade-off between entry budget, accepted isolation and distance from infrastructure.<\/p>\n

Who Anahita suits<\/h2>\n

The estate suits, first, an international buyer with a dual goal: a high-end golf pied-\u00e0-terre and an investment-linked residence permit, without an intention to engage daily with Mauritian society beyond the estate. It also now suits, since Clavis arrived, a family with young children who previously faced an impossible trade-off between East coast living and international schooling. It suits less well a buyer chasing high rental yields on standard long-term letting, or anyone who needs fast, daily access to urban life, varied shops or public transport \u2014 on those criteria, the West or North of the island remain the better fit.<\/p>\n
