Net rent is added to their other taxable income and taxed under the progressive income-tax scale. The Finance Act 2026 sets the following rates for the income year beginning on 1 July 2026: 0% on the first Rs 500,000, 10% on the next Rs 500,000, 20% on the next Rs 11 million, and 35% above Rs 12 million. The 15% rate remains the corporate income-tax rate.<\/p>\n<p>The difference becomes material quickly. A landlord whose only taxable income in Mauritius is annual net rent of Rs 900,000 owes Rs 40,000 in tax, or 4.4% of that rent. At a flat 15% rate, the bill would be Rs 135,000. The comparison reverses above Rs 3 million of taxable income: beyond that level, the progressive scale costs more than the 15% still quoted on many websites.<\/p>\n<h2>The rental-income tax scale from 1 July 2026<\/h2>\n<p>The Mauritian income year runs from 1 July to 30 June. The scale below follows section 7 of the <a href=\"https:\/\/mauritiusassembly.govmu.org\/mauritiusassembly\/wp-content\/uploads\/2026\/08\/Act1426.pdf\">Finance Act 2026<\/a>, Act No. 14 of 2026, published in the Official Gazette on 13 August 2026. It applies to income for 2026-2027 and subsequent years, including rental income. Crossing Rs 1,000,000 therefore does not put all income into the 20% band: only the rupees above that threshold are taxed at 20%.<\/p>\n<p>The 35% band replaces the Fair Share Contribution, a 15% contribution payable by individuals on the share of their income, including dividends, above Rs 12 million. It was not repealed retrospectively: it remains payable for the year ended 30 June 2026 and is paid with that year&#8217;s tax return. It no longer applies to the income year that began on 1 July 2026.<\/p>\n<h2>Why 15% rental income tax is wrong for an individual<\/h2>\n<p>Mauritius applied a single 15% rate to individuals and companies for many years, and many guides still repeat that picture of a flat tax. For individuals, it has been outdated for a long time: reduced-rate bands appeared in the late 2010s, and the scale has been progressive, from 0% to 20%, since the 2023-2024 income year. In 2025-2026 it had three bands, at 0%, 10% and 20%, supplemented by the Fair Share Contribution above Rs 12 million. The Finance Act 2026 incorporates that levy into the scale as a 35% band with no end date.<\/p>\n<p>The 15% rate has not disappeared. It remains the standard corporate income-tax rate. Where a Mauritian company lets out a property, its profit is taxed at 15%, but that is the company&#8217;s regime, not the regime for a landlord who owns the property personally.<\/p>\n<h2>How much tax will you pay on rental income? Worked examples<\/h2>\n<p>The figures below apply to 2026-2027. Below it, the progressive scale costs less than 15%; above it, it costs more, and the gap rises quickly. A landlord letting a high-end villa or several apartments may reach that threshold more often than expected.<\/p>\n<p>The calculation also matters before buying. When comparing <a href=\"https:\/\/real-estate-mauritius.mu\/en\/new-program-mauritius\/\">new developments open to foreign buyers<\/a>, assess net rent after tax rather than gross yield. A Mauritian tax resident whose taxable income already reaches Rs 1,500,000, including salary or pension, has used their 0% and 10% bands: each additional rupee of rent is taxed at 20% until income reaches Rs 12 million. Rs 600,000 of net rent therefore adds Rs 120,000 of tax.<\/p>\n<h2>From rent received to taxable income<\/h2>\n<p>Tax is not charged on gross rent. The Income Tax Act treats rent as the landlord&#8217;s gross income, then permits deductions for expenditure incurred exclusively to produce that income, such as repairs or local rates and taxes relating to the property, and interest on a loan used exclusively to produce that income. The resulting net rental income is added to the year&#8217;s other income before the scale is applied.<\/p>\n<p>The word exclusively matters. An expense that also serves personal use of the property, or a loan that funded something other than the let property, does not meet that condition as it stands. Keep invoices, loan statements and rent receipts: they support the difference between rent received and income declared.<\/p>\n<h2>Resident or non-resident: where rental income is taxed<\/h2>\n<p>Rent from property located in Mauritius is Mauritian-source income. It is taxable in Mauritius whether or not the landlord lives there. How the tax is collected depends mainly on the tenant.<\/p>\n<ul>\n<li>Where the tenant is a company or another entity, rather than an individual, it <a href=\"https:\/\/www.mra.mu\/download\/TDSGuide.pdf\">withholds part of each rent payment<\/a> and pays it to the MRA: 7.5% where the landlord is resident and 10% where they are non-resident. This withholding tax is not an additional tax: it is credited against tax due. A non-resident landlord can also elect to treat it as final tax on that rent.<\/li>\n<li>Where the tenant is an individual, no tax is withheld: the landlord must declare the rent and pay the tax.<\/li>\n<\/ul>\n<p>Final withholding is simple, but it is not always favourable. On annual rent of Rs 900,000, 10% is Rs 90,000, whereas tax under the scale is no more than Rs 40,000 where that rent is your only taxable income in Mauritius. The Finance Act 2026 scale does not distinguish residents from non-residents; if your calculation relies on the 0% band, however, have it confirmed for your circumstances before choosing between final withholding and a tax return.<\/p>\n<p>Tax residence does not change that principle, but it determines what else you declare in Mauritius. A tax treaty between Mauritius and that country, where one exists, allocates taxing rights and provides for relief from double taxation. For French residents, the mechanism is explained in our article on the <a href=\"https:\/\/real-estate-mauritius.mu\/en\/france-mauritius-tax-treaty\/\">France-Mauritius tax treaty<\/a>.<\/p>\n<h2>Short-term rentals: what is added to income tax<\/h2>\n<p>Net income from letting to tourists is also taxed under the income-tax scale, but the activity brings two additional obligations. Letting to tourists requires a licence issued by the Tourism Authority, the Tourist Accommodation Certificate. Since 1 October 2025, the operator must also collect a <a href=\"https:\/\/www.mra.mu\/index.php\/eservices1\/tourist-fee\">tourist fee<\/a> of EUR 3 per night for each tourist aged 12 or over. The accommodation must be registered with the MRA within 14 days of the start of the activity, followed by an online monthly return and payment no later than the end of the following month. Compared with a 35% band, the difference can look appealing for substantial rental income. The comparison does not end there: the company has its own accounting and filing costs, extracting profits to the shareholder has its own rules, and acquisition by a foreign buyer through a company is subject to specific conditions. The online return is due by <a href=\"https:\/\/www.mra.mu\/individuals\/due-dates\">30 September 2026<\/a>, extended to 15 October 2026 where tax due is paid electronically.<\/li>\n<li>Rent for 2026-2027, from 1 July 2026 to 30 June 2027: the four-band scale applies, with filing in 2027 under the usual timetable.<\/li>\n<\/ul>\n<h2>Costly mistakes to avoid<\/h2>\n<ul>\n<li>Calculating yield with a 15% tax rate: the result is wrong in both directions, too pessimistic below Rs 3 million of taxable income and too optimistic above it.<\/li>\n<li>Looking at rent alone: for a resident who already receives taxable salary or pension income in Mauritius, rent is taxed at their highest marginal rate.<\/li>\n<li>Assuming a non-resident landlord has nothing to pay in Mauritius: their rent remains taxable there, through withholding tax or a tax return.<\/li>\n<li>Treating the 7.5% withheld by a corporate tenant as final tax: for a resident, it is only an advance payment credited in the annual return.<\/li>\n<li>Letting to tourists without a Tourism Authority licence or collecting the tourist fee.<\/li>\n<li>Mistaking the Fair Share Contribution&#8217;s 15% rate for a rental-income tax rate: it applied only to the share of income above Rs 12 million and no longer applies to the year that began on 1 July 2026.<\/li>\n<\/ul>\n<h2>Frequently asked questions<\/h2>\n<h3>Does the 0% band apply to every property I let?<\/h3>\n<p>No. The scale is applied once to total taxable income for the year: rent from several properties is added together and to your other taxable income in Mauritius before tax is calculated. Two apartments each generating Rs 450,000 of net rent produce Rs 900,000 of taxable income, with Rs 40,000 of tax, not zero.<\/p>\n<h3>Must I declare rental income below Rs 500,000?<\/h3>\n<p>Often, yes. The MRA requires a return whenever at least one of the following conditions applies: you are already registered with a Tax Account Number (TAN), you receive taxable income, your total net income for the year exceeds Rs 500,000, or you receive income subject to withholding tax, such as rent paid by a company. Rent below Rs 500,000 may therefore generate no tax because of the 0% band while still having to be declared.<\/p>\n<h3>Do I need to pay tax on rent during the year?<\/h3>\n<p>Yes, above a certain level. The Current Payment System requires quarterly advance payments on rental income, unless the previous year&#8217;s gross rental and business income did not exceed Rs 4 million or the tax involved does not exceed Rs 500.
