Once the deed is signed before the notary, lodging and registering it at the RGD happens the same working day if the file is complete, according to the Registrar-General’s Department. The law then allows 3 months from the date of the deed to register it: past that deadline, a 50 % penalty on the duty owed applies, with no discretion to waive it at counter level. After registration, the government valuation service has 5 months to check that the declared price matches market value; if the property is found undervalued, the Registrar-General can claim additional duty within 7 months of registration, unless the gap does not exceed Rs 150,000.
