Living in Albion means accepting that there is almost nothing on the doorstep: no supermarket, no school, barely a handful of village addresses beyond a takeaway or two, and a car becomes essential for any errand. In exchange, this former fishing village on Mauritius’ west coast is one of the few coastal stretches still largely untouched by mass tourism, with volcanic cliffs carved by the ocean and the historic lighthouse of Pointe aux Caves as its backdrop.<\/p>\n

A village caught between two worlds<\/h2>\n

Albion sits in the Black River (Rivi\u00e8re Noire) district, on the coastal road linking Port Louis to Flic en Flac, roughly halfway between the capital and the west coast’s busiest beach town. The village lived off fishing for generations and still shows it: narrow lanes, creole houses, almost no nightlife. Albion Lighthouse, built in 1910 on Pointe aux Caves and standing around 30 metres tall, remains the area’s visual landmark and a favourite sunset spot.<\/p>\n

The shoreline alternates between sandy patches and blocks of volcanic rock fringed by reef, which limits swimming to a few specific coves rather than one long stretch of sand as at Flic en Flac. This is a place for buyers after a raw, undeveloped coastline rather than a postcard beach.<\/p>\n

A drier microclimate, like the rest of the west coast<\/h2>\n

Like the rest of the west coast, Albion runs drier and hotter than the east coast, sheltered from the prevailing trade winds that soak areas such as Belle Mare or Poste Lafayette. The trade-off is stronger afternoon heat and air conditioning that is close to non-negotiable in villas facing due west, which take the full brunt of the afternoon sun.<\/p>\n

Daily life without a corner shop<\/h2>\n

There is no supermarket or shopping centre in Albion itself. The nearest supply point is Cascavelle Shopping Village, a short drive towards Flic en Flac, which combines a supermarket, pharmacy, bank and a seven-day food court. For a wider choice of shops and a cinema, residents head further inland to Bagatelle Mall. The practical result: households where both adults work, or where children need dropping at school, often end up running two cars rather than one.<\/p>\n

Healthcare and emergencies: Flic en Flac and Black River, not Port Louis<\/h2>\n

No clinic operates in Albion itself. The nearest private facility is Clinique de l’Occident in Flic en Flac, which offers general consultations, dental care, X-rays and a 24-hour emergency service. On the public side, the Dr Yves Cantin Community Hospital in Black River also runs a 24-hour emergency unit, sparing residents the drive into Port Louis for routine emergencies.<\/p>\n

Schools: a recent option, but not on site<\/h2>\n

This is Albion’s real limitation for a family with children: there is no international school in the village. The closest options remain the English-medium schools in Cascavelle, including Westcoast International School (secondary, IMYC curriculum leading to IGCSE). Since August 2025, an alternative has existed a little further inland: \u00c9cole de l’Ouest, at the Uniciti International Education Hub in Beaux Songes, a bilingual school following the French curriculum, from Grande Section to Year 6, built explicitly for families living between Tamarina and Pointe aux Sables \u2014 Albion and Bambous included. Even so, a family settling in Albion should expect a longer school run than one living in Flic en Flac or Tamarin.<\/p>\n

Property in Albion: seafront PDS villas, some of the cheapest land on the west coast<\/h2>\n

Land around Albion splits between standard residential plots and developments under the Property Development Scheme (PDS), which opens up freehold ownership to foreign buyers and, above USD 375,000, grants a residence permit valid for as long as the property is held. Two examples of that kind of scheme in the area: West Coast Albion, a beachfront villa development, and D\u00f4mes of Albion, a gated cluster of dome-shaped villas set on 2 hectares with its own wellness centre.<\/p>\n

On raw land, Albion ranks among the cheapest stretches of the west coast: between Rs 35,000 and Rs 50,000 per toise according to the Estate Agents Association’s 2026 survey, cited by Westimmo, just above La Gaulette and well below prices at Flic en Flac or Tamarin. On the resale market, listings observed range from a few million rupees for a plot up to more than Rs 80 million for a premium beachfront villa \u2014 indicative market ranges, not an official scale.<\/p>\n

Albion against its neighbours: Flic en Flac and Pointe aux Sables<\/h2>\n

Against Flic en Flac<\/a>, a few minutes south, Albion loses on everything to do with buzz: restaurants, beach life, short-term rental choice. It gains on quiet, on the scarcity of land still available, and on the absence of the tourist density that now marks Flic en Flac at peak times.<\/p>\n

Against Pointe aux Sables, closer to Port Louis and so more convenient for anyone working in the capital, Albion offers a wilder, less urban shoreline, with the lighthouse and volcanic coves as its signature, while Pointe aux Sables remains first and foremost a commuter suburb without that tourist identity.<\/p>\n

Who Albion actually suits<\/h2>\n

Albion suits a buyer or retiree after a quiet, authentic stretch of coast who accepts being car-dependent. It also suits a PDS investor looking for discretion, away from the hotel clusters of the north or the touristic south-west. It suits less well a family that needs a school right on the doorstep, or anyone after the daily buzz of a beachfront strip: those profiles are better served in Flic en Flac or Tamarin.<\/p>\n
