The Landlord and Tenant Act 1999 does not require one, and a local agency says a third-party guarantee &#8220;is not standard practice in Mauritius and is not required&#8221;. What a landlord wants instead is evidence that you can pay the rent for the whole lease and that you are allowed to stay in the country. Three kinds of paperwork cover it: income, funds in a bank account and a valid immigration status.<\/p>\n<h2>What a landlord looks for when there is no guarantor<\/h2>\n<p>A guarantor answers for the debt if the tenant stops paying. Without one, the landlord asks three things. Do you earn enough? Can you stay for the length of the lease? Is the money really in your account? Each answer can be backed by a document, and that file takes the place of the guarantee.<\/p>\n<h2>The documents to have ready before your first viewing<\/h2>\n<ul>\n<li>Income: an employment contract, a letter from your employer, or an income statement if you are self-employed. Our <a href=\"https:\/\/real-estate-mauritius.mu\/en\/rental-search-mauritius\/\">guide to timing your rental search<\/a> lists what a file should contain.<\/li>\n<li>Funds: bank statements for the last three months. The EDB asks for exactly this for the Premium Visa, so many applicants already have it.<\/li>\n<li>Identity and status: your passport, then a visa or permit (Premium Visa, Occupation Permit).<\/li>\n<li>Your plans: who is moving in, your arrival date, how long you will stay and whether you need a furnished home.<\/li>\n<\/ul>\n<p>The 1999 Act sets no list of documents, so each landlord decides what to accept. A complete, readable file handed over at the first contact counts for more than any single paper in it.<\/p>\n<h2>The Premium Visa gives you a figure for income<\/h2>\n<p>For the Premium Visa, the EDB asks for three months of bank statements and proof of income (an employment contract or an attestation) of at least USD 1,500 a month for each adult and USD 500 for each dependent child. The visa lasts one year and can be renewed, and you need it if you stay more than 180 days in a calendar year. These are immigration thresholds, not landlord thresholds. No landlord has to adopt them, but they give you a benchmark for your own file.<\/p>\n<p>The visa and the lease can block each other. The landlord wants to see the visa, while the visa application asks for proof of accommodation. That proof can be a hotel booking, a rental agreement or a letter of invitation, and you can also apply from inside Mauritius on a tourist visa. So you can file for the Premium Visa with a hotel booking and sign the lease once the visa is granted.<\/p>\n<h2>What you can offer on top<\/h2>\n<p>If your file is thin, offer something before you are asked.<\/p>\n<ul>\n<li>A bank standing order to the landlord: each payment leaves a dated record and there is no rent book to keep.<\/li>\n<li>A security deposit of two months instead of one. On our rentals it is one month, sometimes two depending on the landlord (see our <a href=\"https:\/\/real-estate-mauritius.mu\/en\/renting-in-mauritius-guide\/\">long-term rental guide<\/a>).<\/li>\n<li>Rent paid in advance. Put the number of months in the lease and say that it is an advance set against later rent, not a deposit. That leaves no doubt about what comes back to you.<\/li>\n<li>A letter from your employer stating how long your contract runs.<\/li>\n<li>Going through an agency, which presents your file to the landlord and checks the papers before you sign. <a href=\"https:\/\/real-estate-mauritius.mu\/en\/renting-mauritius-landlord-or-agent\/\">Renting direct or through an agency<\/a> compares the costs and protections of both routes.<\/li>\n<\/ul>\n<h2>What the law says, and what it leaves out<\/h2>\n<p>The Landlord and Tenant Act 1999 contains no provision on security deposits or guarantors. It also does not apply to lettings where the rent includes furniture, board and attendance or equipment (section 3(2)(a)), so for furnished homes the Civil Code and the lease govern. Some agencies present a two-month cap on deposits as the rule, but the 1999 Act sets none.<\/p>\n<p>The amount, the nature of the sum you pay, the deadline and the terms for getting it back are therefore negotiated and written into the lease. Landlords have their own remedies for unpaid rent, set out in <a href=\"https:\/\/real-estate-mauritius.mu\/en\/unpaid-rent-mauritius-landlord-recourse\/\">our article on unpaid rent<\/a>.<\/p>\n<h2>Which case is yours?<\/h2>\n<ul>\n<li>You are arriving with a job in Mauritius: show the contract, your employer&#8217;s letter, your work permit or Occupation Permit and your bank statements. A landlord can check this file more easily than any other.<\/li>\n<li>You work remotely on a Premium Visa: attach three months of statements, the income attestation and the visa, and offer the standing order. If the visa has not been issued yet, show the application you have filed.<\/li>\n<li>You are searching from abroad: do not send any advance for a home that nobody you trust has seen.
