Most of what you find is a furnished room in a flat, let either by the owner or by a tenant who sub-lets. In the listings checked in October 2026, a furnished room cost between Rs 15,000 and Rs 20,000 a month, sometimes with bills included. Two legal points matter: the 1999 landlord and tenant law may not apply to a furnished let, and a tenant cannot sub-let without the owner&#8217;s consent.<\/p>\n<h2>How much does a room in a flatshare cost in Mauritius?<\/h2>\n<p>There are no official statistics on room rents. In Flor\u00e9al everything is included and the room is let on its own; the VIT estimate assumes three people splitting the rent of one flat. Always compare prices with bills included: a cheaper room that adds electricity, water and internet on top can cost as much as a room where everything is covered.<\/p>\n<p>Both listings are in Port Louis and Flor\u00e9al. For other areas, compare with the rent of a whole property, which is covered on the <a href=\"https:\/\/real-estate-mauritius.mu\/en\/long-term-rental-mauritius\/\">long-term rental in Mauritius<\/a> page.<\/p>\n<h2>Where to look for a flatshare<\/h2>\n<ul>\n<li>The &#8220;rooms for rent&#8221; sections of classified sites aimed at expats, such as Expat.com, where the two listings above appeared.<\/li>\n<li>Colleges and universities: some publish estimates of shared rents and point international students to landlords. For the university area, read <a href=\"https:\/\/real-estate-mauritius.mu\/en\/student-accommodation-university-of-mauritius\/\">student accommodation near the University of Mauritius at R\u00e9duit<\/a>.<\/li>\n<li>An agency, if you want to rent a whole flat and share it: every flatmate then signs the same lease.<\/li>\n<\/ul>\n<p>Be wary of rooms at a very low price where you are asked to transfer money before any viewing. The pattern is described in <a href=\"https:\/\/real-estate-mauritius.mu\/en\/property-scams-mauritius-fake-seller-bank-transfer\/\">property scams in Mauritius: fake sellers, fake rentals and diverted transfers<\/a>.<\/p>\n<h2>What the law says about a room lease<\/h2>\n<p>You can end up in one of three situations, and each rests on a different piece of paper.<\/p>\n<h3>You sign the lease together with the other flatmates<\/h3>\n<p>This is the simplest case. The owner knows every occupant and each of you is named in the contract. Ask what the lease says if one of you leaves early: who pays that share, who finds a replacement, and whether the owner has to approve the newcomer.<\/p>\n<h3>You rent a room from a tenant<\/h3>\n<p>The Landlord and Tenant Act 1999 bars a tenant from sub-letting the premises without the landlord&#8217;s consent (section 28) and makes any sub-letting agreement concluded in breach of that rule void. Section 21 adds that the court may order possession when the tenant has sub-let all or part of the premises without the landlord&#8217;s written consent. If you move in with a tenant, ask to see that written consent. Without it, the tenant risks losing the flat, and you with them.<\/p>\n<h3>You rent a furnished room from the owner, or in a furnished flat<\/h3>\n<p>The same Act does not apply to premises let at a rent that includes furniture, board and attendance, or equipment (section 3(2)). A room let with its furniture can therefore fall outside the Act, and the contract alone then decides notice, deposit and how the let ends. A Mauritian letting firm says a lease usually carries three months&#8217; notice, written into the contract, and a period during which neither side can give notice unless one of them is in breach. Whatever is not written into that contract does not protect you.<\/p>\n<p>One thing helps in every case: put it in writing. The same firm notes that a lease must state the term, the rent, the deposit, how the rent is revised and how the lease ends, with an inventory of the furniture and equipment.<\/p>\n<h2>What to put in a flatshare agreement<\/h2>\n<ul>\n<li>the rent and what it covers: water, electricity, gas, internet, building charges;<\/li>\n<li>the deposit and the conditions for getting it back (the Flor\u00e9al listing asks for one month);<\/li>\n<li>the term, the notice period, and the period during which nobody can give notice;<\/li>\n<li>an inventory of the furniture and equipment supplied, with its condition at move-in;<\/li>\n<li>use of shared areas (kitchen, living room, balcony) and the number of people allowed: the Flor\u00e9al listing is for one person only;<\/li>\n<li>the owner&#8217;s written consent to the sub-let, if you are not on the main lease.<\/li>\n<\/ul>\n<p>For the rules of an ordinary lease, <a href=\"https:\/\/real-estate-mauritius.mu\/en\/renting-in-mauritius-guide\/\">renting in Mauritius: where to start<\/a> walks through the steps, and <a href=\"https:\/\/real-estate-mauritius.mu\/en\/renting-mauritius-without-local-guarantor\/\">renting without a local guarantor<\/a> covers the proof a landlord accepts from a new arrival.<\/p>\n<h2>Depending on your situation<\/h2>\n<h3>You are a student<\/h3>\n<p>VIT&#8217;s estimate puts a three-way share at Rs 8,000 a person; a private room in Port Louis was advertised at Rs 15,000. Some listings are reserved for students, others prefer professionals or foreign students: read the condition before you visit.<\/p>\n<h3>You are arriving in Mauritius to work<\/h3>\n<p>A furnished room with everything included saves you opening utility accounts and setting up an internet contract on arrival. Check the minimum term: the Flor\u00e9al listing is for long-term rental only.<\/p>\n<h3>You are an owner letting a room<\/h3>\n<p>Write down the rent, the charges, the inventory, the deposit and the notice period.
