Quatre Bornes, a town on the central plateau
Quatre Bornes is a real town on the central plateau, far from the seaside atmosphere of the coast. The 2022 census by Statistics Mauritius counts 66,884 inhabitants in the town's five constituencies. Life here follows the rhythm of busy shopping streets and rush-hour traffic, between low-rise buildings and houses with gardens in the residential districts. It is not a holiday setting: that is precisely what appeals to people who work locally, in Ebene or in Port Louis.
Getting around and living in Quatre Bornes
The Metro Express serves the town: the Quatre Bornes Central station follows the Belle Rose one, on the line that runs to Rose Hill and then Port Louis. Someone who works in Port Louis can therefore do without a car on weekdays, provided they live within a few minutes' walk of a station. Beyond the network, a car remains useful for bulky shopping, evenings out and weekends at the coast.
For healthcare, the Victoria public hospital is in Candos, on Royal Road, in Quatre Bornes; private clinics are nearby, in Quatre Bornes as well as in Rose Hill. For schooling, the town has several secondary colleges, including Eden College and Collège Sainte-Marie: the choice of college often guides the choice of neighbourhood.
The climate is that of the plateau, cooler and more humid than the coast. Mauritius Meteorological Services does not publish a climate summary for Quatre Bornes: the neighbouring Vacoas station represents the Centre region, with average maximums of 27.6 °C in January and 21.8 °C in July (1971–2000 averages) and humidity of 82 to 85% all year round. When you view a home, look at the walls, the cupboards and the ventilation.
Rent or buy in Quatre Bornes
To test the area before buying, a long-term rental is the most prudent route; the current listings are shown higher up this page. For a new-build purchase, Residence Doyen offers three-bedroom apartments with covered parking, a few minutes' walk from Saint-Jean Road and Belle Rose, according to the developer.
Foreign buyers: what you can purchase in Quatre Bornes
According to the Economic Development Board, a non-citizen can buy, with its prior authorisation, an apartment in a building of at least two floors above the ground floor, for a price of at least Rs 6 million; this threshold is set by regulation and may change. This purchase does not carry any right of residence: the residence permit is granted from USD 375,000 invested in an eligible programme. For a villa, everything depends on the programme (IRS, RES, PDS, Smart City), and the property's eligibility is confirmed with the notary before any reservation. Our guide PDS, IRS, RES, R+2, Smart City: how to buy explains each scheme.
