Frequently asked questions — property prices in Mauritius
On the properties listed by Westimmo, the median asking price of a villa, an apartment and a penthouse is shown in the table at the top of this page, refreshed every week. These listings cover the segment open to foreign buyers — PDS, IRS, RES and Smart City schemes, and G+2 apartments — so they sit above the price of a typical Mauritian family home.
It depends on the scheme, the distance to the beach and the type of property. The town-by-town table above gives the number of our listings in Grand Baie and, from eight listings, their median asking price. The Grand Baie area guide details the area and its current listings.
The median price per square metre of living area, for each type of property, is in the table at the top of this page, from our live listings. Seafront location, estate services (golf, security, hotel services) and the acquisition scheme explain most of the gap between two properties of the same size.
Among our listings, the gentlest entry points are usually on the North coast — Pereybère is mostly an apartment market — and in the West, in Tamarin and Black River, where supply is deepest, from smaller units to prestige villas.
No, prices are the same — but foreigners mainly buy in approved schemes (PDS, IRS, RES, Smart City) and G+2 residences, service-rich segments that sit above the classic local market. From USD 375,000 invested, the purchase entitles you to a residence permit.
