How to read these prices
Entry prices reflect the most accessible properties genuinely for sale (studios, smaller units, land depending on the town); the high end reflects exceptional villas in secure estates and on the seafront. In between sits most of the market: expect roughly Rs 12–25 million (€240,000–500,000) for a quality apartment near the beaches, and Rs 25–60 million (€500,000–1.2M) for a well-located family villa.
Three factors drive prices in Mauritius: distance to the beach (seafront commands a premium, especially in the West and North), the acquisition scheme (PDS/IRS developments open to foreigners include services that place them above the local market), and the estate (golf, security, hotel services). That is why Bel Ombre — estate villas only — starts higher than Pereybère, an apartment market.
Long-term rentals

Non-citizens can buy freehold through the approved PDS, RES, IRS and Smart City schemes, and R+2 apartments from USD 175,000. Pereybère, on the North Coast, offers the gentlest entry points (apartments from Rs 5.9 million, about €120,000), followed by Tamarin and Black River in the West, where supply is deepest, from smaller units to prestige villas.
