Key points
The essentials in four points.
Villas, apartments, penthouses and land
Sale price and rent: we can value both if you are undecided
Owner living abroad: the visit can be carried out with a person of your choice
01 The right price
Why have your property valued before selling or renting it?
Because the first asking price shapes what happens next. Too high, and the property remains on the market for too long and loses appeal; too low, and you lose money. In Mauritius, two neighbouring villas do not necessarily target the same buyers, depending on their legal regime, view or charges.
How we sell or rent your property →Set the right asking price
A price aligned with comparable properties attracts serious buyers as soon as the property is listed.
Know who the property is for
Mauritian buyer, resident or foreign investor: the regime and location determine the audience to target.
Choose between selling and renting
We assess both the sale price and the rent so that you can decide with both figures in hand.
02 The criteria
What do we consider when valuing a property in Mauritius?
Six criteria, assessed property by property. The legal regime often matters more than people expect: a property open to foreign buyers addresses an international market.
Properties available to foreign buyers →Location
Coast, neighbourhood, access, proximity to the beach, schools and shops, sea or mountain views.
Property regime
PDS, IRS, RES, an R+2 apartment or a property reserved for Mauritians: the regime determines whether foreign buyers can purchase it.
Floor areas and land
Living area, terraces, plot size and shape, and potential for extensions.
Condition and features
Age of the building, finishes, pool, garden, air conditioning, residence security and any work required.
Charges
Residence or condominium charges and included services: buyers look at these closely, especially within a residence.
The current market
Comparable properties offered in the area, demand for purchases and rentals, and buyer profiles.
