
How Much Does a Holiday Villa in Mauritius Cost per Week?
What a holiday villa in Mauritius costs per week: agent price ranges, the season month by month, the tourist fee and the licence to check.
A three-bedroom villa with a private pool usually costs between €1,500 and €4,000 a week, depending on the season and the area. A large five- or six-bedroom house on the waterfront runs from about €5,000 to €10,000, and more at Christmas. These are rental-agent figures, so treat them as a guide: the exact price depends on your dates, and only a quote settles it.
Season matters a great deal. According to Statistics Mauritius, the island welcomed 164,753 visitors in December 2025 against 100,759 in June, about 1.6 times as many. Agents price accordingly: December–January and July–August are described as the expensive weeks, May, June and September as the cheapest.
How much does a villa cost per week?
Two ranges come up at an agent that advises travellers and inspects its villas in person. A three-bedroom villa with a private pool, five to ten minutes from a beach, costs €1,500 to €4,000 a week. A large five- or six-bedroom house right on the water, in Grand Baie, Pereybère or Pointe d’Esny, costs €5,000 to €10,000, sometimes more over the festive period.
Location counts as much as size. The same agent reckons a true beachfront villa costs 30 to 50% more than a comparable one 300 metres from the sand. A heated pool, air conditioning and reliable wifi also push the rate up.
Treat these numbers as indicative. They come from a commercial website, not an official survey.
What an agency charges per night
The agency Villanovo, which selects its villas, shows a nightly range for each one. The site does not say which dates correspond to the low and high ends of the range. The “week” column simply multiplies the nightly rate by seven.

A three-bedroom villa therefore lands between €2,500 and €7,000 a week, which overlaps the first agent’s range. This catalogue sits at the top of the market. For simpler villas offered by private owners, ask for a quote for your dates.
When prices rise and when they fall
Visitor arrivals show the shape of the season. The table below gives the number of non-resident visitors who entered Mauritius each month in 2025.

The year totals 1,487,012 visitors, including people in transit (79,896 over the year). December is the clear peak. October and November come next, ahead of March and July. February, June and September are the three quietest months.
These figures measure how busy the island is, not what villas cost, but rental agents follow the same pattern. A rental guide published in Mauritius puts high season in July–August and December–January, with a seven-night minimum and rates 20 to 40% higher, and says the best deals fall in May, June and September. It does not mention February, the least busy month of the year, so ask the agent for the rate before assuming it is cheap. The agent quoted above adds that Christmas and New Year villas are booked 8 to 10 months ahead, against 3 to 4 months for February or June.
What the advertised price may leave out
The tourist fee comes on top. Since 1 October 2025, the Mauritius Revenue Authority collects €3 per tourist per night in tourist accommodation, tourist residences included. For four adults over seven nights, that is €84. Children under 12, Mauritian residents, Mauritians abroad with a Mauritian passport and holders of a Premium Visa or a valid residence permit are exempt. Ask whether the fee is already in the quote.
Ask about cleaning, the deposit, airport transfers and cancellation terms as well. According to the rental guide quoted above, mid-range to high-end villas include regular cleaning, anything from two to five visits a week depending on the property.
Renting a villa that is licensed
Letting accommodation to tourists is a regulated activity overseen by the Mauritius Tourism Authority. The Tourist Accommodation Certificate replaced the former licence that covered hotels, guesthouses and tourist residences. Before paying a deposit, ask the owner or agency for their certificate number. A number quoted in a listing is not proof, so check it with the Tourism Authority.

Which area to pick for your week
The same rental guide describes the West as favourable from May to November, the East from November to April, and the North as attractive all year. The North also has most of the villa supply: Grand Baie and its neighbourhoods, Pereybère and the northern coves and Trou aux Biches. In the West, Flic en Flac; in the East, Belle Mare.
A week, or longer?
In the 2025 Statistics Mauritius survey of inbound tourism, 10.9% of tourists stayed in a tourist residence, up from 8.7% in 2024, and 2.0% in a guesthouse. Tourists not staying in a hotel, friends and family included, stay 17.8 nights on average, against 8.0 nights in hotels. If you are staying two weeks or more, ask for a rate for the whole stay rather than a weekly price multiplied.
