Living in La Preneuse: the coast between Tamarin and Black River
La Preneuse has no town centre: a quiet beach, a Martello tower, a dry climate, and daily life in Tamarin or Cascavelle.
La Preneuse has no town centre. It is a stretch of coast in the village of Black River, with no shopping hub of its own, so you head to Tamarin, Cascavelle or further afield for groceries, a doctor or a school. In return you get a quiet beach, a 19th-century defence tower on the sand and a much calmer daily life than in the neighbouring resorts.
No official source publishes figures specific to La Preneuse: no population, no distances, no prices. This article sticks to what is established for the village, the district and the region, and says plainly what you will need to check on the ground.
What is La Preneuse, exactly?
La Preneuse is first of all a public beach on the west coast, in the village of Black River, just south of Tamarin. It takes its name from the French frigate Preneuse, which operated as a commerce raider out of Isle de France, as Mauritius was then called, and fought a naval battle against the British in the 18th century (Wikipedia). Air Mauritius describes it as a quiet 2 km stretch, mostly popular with locals (Air Mauritius). The same guide says bottlenose and spinner dolphins are often seen offshore.
Do not confuse the village of Black River with Black River Bay and its marina further south, or with the district of the same name. The district had 87,701 inhabitants at the 2022 census, the town of Tamarin 3,757 and Albion 7,506 (citypopulation.de, based on the Statistics Mauritius census). La Preneuse does not appear in that table, so no population figure can be given for it.
What is there to see and do?
The Martello tower on the beach is the landmark. The Royal Engineers built it in 1832–1833 and the National Monuments Board restored it in 1992; it is now a museum of Mauritius’s military and colonial history. Wikipedia calls it the best-preserved Martello tower on the island (Wikipedia). We could not open an official source for opening hours or the entrance fee, so check before you go.
Otherwise La Preneuse works as a base: the beach in the morning, lunch in Tamarin or Black River, and the rest of the west coast a few kilometres away.
A dry, warm climate, more so than elsewhere on the island
The Médine station, which the Mauritius Meteorological Services use as the reference for the west, is not on the shore, but it gives the order of magnitude for the coast (Mauritius Meteorological Services). On the 1971–2000 normals, about 780 mm of rain falls a year. February is the wettest month at 182 mm; from July to October it rains 12 to 17 mm a month.
Mean maximum temperatures run from 25.8 °C in July to 30.4 °C in January, and mean minimums from 17.0 °C in July to 22.7 °C in February. In practice winters are mild and dry and summers hot, so a villa that catches the afternoon sun will need air conditioning.
Shops, healthcare, schools: everything is next door, nothing on the spot
In Black River a car remains the normal way to get around; we go into this in our comparison Tamarin or Black River. Tamarin has the shops and the C-Care clinic. Cascavelle and Médine, further north, have the best-stocked shopping centre and schools in the area, covered in our guide to Cascavelle and Médine.
Healthcare
The C-Care clinic in Tamarin is the nearest place for care. The pages we consulted describe its emergency service and hours inconsistently, so call before making it a criterion. In Cascavelle, Artemis Cascavelle Hospital opened in May 2026 with 110 beds, but its page does not detail the emergency department. No travel time from La Preneuse is published; time the drive yourself at the hour you might need it.
Schools
Families in the area turn to École Paul et Virginie and Telfair International Primary School in Tamarin, then to the Médine hub: a primary school on the French curriculum and an English-language school following Cambridge and the IGCSE through to the International Baccalaureate. No official source gives the distance from La Preneuse or the fees. To compare, see our guide to schooling in Mauritius and our piece on living in Mauritius with children.
Buying or renting in La Preneuse
There is no official price statistic at village level. Here is what our Black River listings show, to be read as asking prices rather than a measured market: a 1,700 m² PDS plot at Rs 29,848,008, a 191 m² PDS apartment at Rs 29,636,320, a 322 m² PDS villa at Rs 35,986,960 and a 305 m² PDS villa with a pool at Rs 55,568,100.
For long-term rental, a renovated 3-bedroom house with an office in La Preneuse is listed at Rs 75,000 a month, and a 4-bedroom family villa with a pool at Rs 120,000 in the area. The full listings are on our Black River real estate page, along with new programmes such as Tree Valley. To put these amounts in context, see property prices in Mauritius; for renting, our page on long-term rental.
A foreigner cannot buy just anything anywhere. The scheme (PDS, IRS, RES, Smart City) depends on the programme and determines the residence permit. Ask the agency or developer in writing which scheme applies before you sign, and read our guide to Smart Cities in Mauritius.
La Preneuse compared with its neighbours
Tamarin is the liveliest and best equipped, with a supermarket, a clinic and a surf beach. For that profile, see Tamarin real estate. Flic en Flac, further north, offers a long sandy beach and village life all year round: read Living in Flic en Flac and Flic en Flac real estate. Cascavelle and Médine form a planned town, with building sites and services.
La Preneuse sits between the two: calmer than Tamarin and Flic en Flac, but without their shops within walking distance. The price is relying on a car for almost everything.
Who La Preneuse suits, and who it does not
It suits anyone after quiet, a lightly used beach and quick access to the rest of the west coast, even if that means driving every day. It suits less those who want to do everything on foot, families who want school round the corner, or people whose medical follow-up requires immediate proximity. For them, Tamarin or Cascavelle are better starting points.
