Flatshare in Mauritius: finding a room, what it costs and what the lease says

A furnished room costs Rs 15,000 to Rs 20,000 a month in the listings checked. Prices, where to look, sub-letting and the lease in Mauritius.

Flatsharing in Mauritius is not an organised market like London or Paris. Most of what you find is a furnished room in a flat, let either by the owner or by a tenant who sub-lets. In the listings checked in October 2026, a furnished room cost between Rs 15,000 and Rs 20,000 a month, sometimes with bills included. Two legal points matter: the 1999 landlord and tenant law may not apply to a furnished let, and a tenant cannot sub-let without the owner’s consent.

How much does a room in a flatshare cost in Mauritius?

There are no official statistics on room rents. The figures below come from published listings and estimates, so treat them as a guide, not a price list.

The gap between Rs 8,000 and Rs 20,000 comes mainly from what the rent covers. In Floréal everything is included and the room is let on its own; the VIT estimate assumes three people splitting the rent of one flat. Always compare prices with bills included: a cheaper room that adds electricity, water and internet on top can cost as much as a room where everything is covered.

Where to look for a flatshare

  • The “rooms for rent” sections of classified sites aimed at expats, such as Expat.com, where the two listings above appeared.
  • Colleges and universities: some publish estimates of shared rents and point international students to landlords. For the university area, read student accommodation near the University of Mauritius at Réduit.
  • An agency, if you want to rent a whole flat and share it: every flatmate then signs the same lease.

Be wary of rooms at a very low price where you are asked to transfer money before any viewing. The pattern is described in property scams in Mauritius: fake sellers, fake rentals and diverted transfers.

What the law says about a room lease

You can end up in one of three situations, and each rests on a different piece of paper.

You sign the lease together with the other flatmates

This is the simplest case. The owner knows every occupant and each of you is named in the contract. Ask what the lease says if one of you leaves early: who pays that share, who finds a replacement, and whether the owner has to approve the newcomer.

You rent a room from a tenant

The Landlord and Tenant Act 1999 bars a tenant from sub-letting the premises without the landlord’s consent (section 28) and makes any sub-letting agreement concluded in breach of that rule void. Section 21 adds that the court may order possession when the tenant has sub-let all or part of the premises without the landlord’s written consent. If you move in with a tenant, ask to see that written consent. Without it, the tenant risks losing the flat, and you with them.

You rent a furnished room from the owner, or in a furnished flat

The same Act does not apply to premises let at a rent that includes furniture, board and attendance, or equipment (section 3(2)). A room let with its furniture can therefore fall outside the Act, and the contract alone then decides notice, deposit and how the let ends. A Mauritian letting firm says a lease usually carries three months’ notice, written into the contract, and a period during which neither side can give notice unless one of them is in breach. Whatever is not written into that contract does not protect you.

One thing helps in every case: put it in writing. The same firm notes that a lease must state the term, the rent, the deposit, how the rent is revised and how the lease ends, with an inventory of the furniture and equipment.

What to put in a flatshare agreement

  • the rent and what it covers: water, electricity, gas, internet, building charges;
  • the deposit and the conditions for getting it back (the Floréal listing asks for one month);
  • the term, the notice period, and the period during which nobody can give notice;
  • an inventory of the furniture and equipment supplied, with its condition at move-in;
  • use of shared areas (kitchen, living room, balcony) and the number of people allowed: the Floréal listing is for one person only;
  • the owner’s written consent to the sub-let, if you are not on the main lease.

Depending on your situation

You are a student

VIT’s estimate puts a three-way share at Rs 8,000 a person; a private room in Port Louis was advertised at Rs 15,000. Some listings are reserved for students, others prefer professionals or foreign students: read the condition before you visit.

You are arriving in Mauritius to work

A furnished room with everything included saves you opening utility accounts and setting up an internet contract on arrival. Check the minimum term: the Floréal listing is for long-term rental only.

You are an owner letting a room

Write down the rent, the charges, the inventory, the deposit and the notice period. If the property is let furnished, the 1999 Act may not apply to the contract, so the signed agreement protects you as much as your tenant.
