Cap Tamarin, the Smart City on Mauritius’s west coast
Cap Tamarin is the extension of Tamarin village, on the west coast of Mauritius, in the Rivière Noire district. The project covers 44 hectares and is being developed in three phases, from 2018 to 2030, for around 1,200 homes. It is approved under the Smart City Scheme, which opens up the purchase to non-citizens and access to a residence permit above the regulatory thresholds.
The guiding idea is “Live, work and play”: you live, work and unwind in the same place, without a car. A primary school, clinic, hypermarket, local shops, offices, sports facilities and a 3 hectare riverside park are on the estate or a few minutes’ walk away. This is what sets Cap Tamarin apart from a stand-alone development: the neighbourhood is already up and running, with two developments completed and occupied for years.
The estate has nine developments in total, six of which are detailed below. Three more complete the offering: Suncoast, thirty-two two-bedroom apartments of 125 to 144 m² and four 230 m² penthouses, 300 m from the beach, sold off-plan; 25 Somerset West, just nine homes — eight apartments of 194 m² and one 258 m² penthouse — entirely sold off-plan; the Terrasses du Barachois, thirty-five two- and three-bedroom apartments completed in 2016, the oldest on the estate. Cap Tamarin is approved under the Smart City Scheme. The purchase is open to non-citizens and gives access to a residence permit above the regulatory thresholds. The terms depend on the development and the amount: we check them with you before any reservation.
Costs to factor in
A registration duty of 5 % is payable by the buyer, plus notary fees. An increase to 10 % had been announced for 1st July 2026; it has been repealed and the 5 % rate continues to apply. We prepare the full costing before any offer.

The estate’s commercial building: three ground-floor shops and eighteen offices across three floors, with over one hundred metres of frontage. On the price list of 13 August 2026, sixteen units are sold, one reserved and one already let. Two offices remain for sale on the first floor, and one unit with a terrace remains to let on the third.
