How to buy a property in Mauritius

Buying a property in Mauritius is very simple but can quickly make you lose time and money, especially if you are not well advised and this whether you are Mauritian or foreign.

Once the offer to purchase has been validated between the buyer and the seller, it takes on average a period of 2 to 6 months to finalize the purchase process: signature of the deed of sale and therefore the receipt of the keys to your new property in Mauritius.

Following Covid 19, to promote the purchase and investment of foreign nationals, the Mauritian government has lowered the amount of access to the title of resident through the purchase of a property under the PDS regime from 500,000 US to 375,000 USD, which has opened up greater accessibility to the peaceful life of the pearl of the Indian Ocean.

How to bring your pets?

Bringing your pet to Mauritius requires several steps to ensure its safety and meet local requirements. Before departure, a certificate of good health must be issued by an approved veterinarian within 10 days of travel, confirming that the animal is in good health and free from contagious diseases. An animal passport with vaccination details, especially for rabies, is compulsory.

In addition to these documents, an import permit is required, to be obtained from the Mauritius Ministry of Agriculture at least three months before the date of arrival. This permit sometimes imposes a quarantine period to protect local wildlife. The animal must be vaccinated against rabies and receive anti-parasite treatments in the days preceding the trip, with proof to be provided on arrival.

For transport, safety standards must be strictly adhered to: the animal must travel in an approved transport cage, guaranteeing its comfort and safety. A direct flight is recommended to minimize stress, as is avoiding periods of extreme heat.

On arrival, the Mauritian authorities carry out a health inspection. Quarantine may be required depending on the animal’s country of origin and potential health risks. By following these steps and preparing the necessary documents, owners can ensure a peaceful arrival for their pet in Mauritius.

What is a REAL ESTATE PLAN?
You should know that in Mauritius a foreigner cannot buy what he wants, he is subject to very precise regulations.
Invest in a property with a minimum amount of $375,000 that automatically gives a residence permit for the family (children under 21)
Invest in an apartment with a minimum amount of Rs 6,000,000 which does not give the residence permit, just the property title

PDS :Property Development Scheme
The PDS currently brings together all the new real estate programs in Mauritius. It is under this regime that one can apply for a property permit.

R+2 : Building with first floor + 2 floors
If the property is more than $375,000 it entitles you to a residence permit, but if it is between Rs 6,000,000 and $375,000, it will only entitle you to the title deed.

RES :Real Estate Scheme
Introduced in 2016, this regime concerns projects smaller than IRS. There is no minimum purchase amount, so foreigners can become homeowners in Mauritius with or without a residence permit, depending on the size of their investment.

IRS :Integrated Resort Scheme
First introduced in 2002, the IRS applies to villas and apartments built on land of 10 hectares or more, with a mandatory value of $375,000 or more. This scheme allows buyers to benefit automatically from a residence permit if the property exceeds the $375,000 threshold, but if it is between Rs 6,000,000 and $375,000, it only grants title to the property without a residence permit.
