As a Mauritian, you enjoy the freedom to acquire any property available on the market. However, as a foreigner, it is essential to respect the regulations in force and follow the administrative procedures with the Mauritian authorities. It’s crucial to note that foreigners are subject to restrictions on the types of real estate they can acquire, as well as laws that are subject to change.

To become a homeowner in Mauritius as a foreigner without a residence permit, a minimum investment of Rs 6,000,000 in one of the various schemes available, such as PDS, RES, IRS, Smart City, R+2, etc., is required. Opting for one of these schemes allows you to become a homeowner with a title deed and enjoy the island for 6 months of the year thanks to a tourist permit (or 1 year since the introduction of the Premium Visa). You’ll also be able to generate rental income while taking advantage of the fact that Mauritius and France are not taxed twice.

If you’re aiming for permanent residency and a residency permit, a minimum investment of $375,000 in one of our specially designed schemes is required. With this permit, you and your family can live permanently in Mauritius.
