La Balise Marina, Tamarin: Property Types, Prices and Buying as a Foreigner
Discover Balise Marina in Tamarin, a luxury real estate paradise combining tropical elegance, breathtaking views and world-class facilities. An unparalleled living experience in Mauritius.
La Balise Marina is marketed as the only residential marina in Mauritius: a group of residences built along the estuary of the Grande Rivière Noire, on the west coast, where every home has its own mooring. Its address is in Black River (Royal Road); it is often called “La Balise Marina, Tamarin” because Tamarin is the neighbouring village.

Information checked on 6 October 2026. The project figures come from property portals, a trade press article and the Westimmo listing, not from an official document: confirm them with the marina before making any decision.
La Balise Marina at a glance
- Launched in 2012 on about 13 hectares, with 148 units and 180 planned in the programme, according to the PropertyCloud portal. An Abode2 article from January 2017 announced 143 residences on completion (14 villas, 73 duplexes and 56 apartments): the count varies with the source and the date.
- Every residence has its mooring; ownership gives access to the slipway, the boat services and the marina fuel station (PropertyCloud).
- Three property types: villas, duplexes and apartments.
- A 181 m² duplex with a private pontoon was listed on Westimmo at €690,000 on 6 October 2026.
Property types
| Type | Description |
|---|---|
| Villas | 3 to 5 bedrooms, 450 to 520 m² of living space, on waterfront plots of about 2,000 m². |
| Duplexes | 3 bedrooms; “marina” duplexes offer about 200 m², “canal” duplexes about 175 m². |
| Apartments | 2 to 4 bedrooms, from 125 to 225 m², with large private terraces. |
The same portal lists, among the facilities: a restaurant, a beach club, a fitness centre, a swimming pool, tennis courts, a spa, offices and shops, as well as the working marina. What is actually open depends on how far the programme has progressed: ask for the current list.
What do properties cost at La Balise Marina?
There is no public official price list. Two benchmarks dated 6 October 2026:
- the Westimmo listing for a 181 m², 3-bedroom duplex with a private pontoon, pontoon and mooring included in the sale: €690,000 (about 37.5 million rupees);
- the median of the properties advertised on PropertyCloud for La Balise Marina: about 25.3 million rupees for 2 bedrooms and 25.5 million for 3 bedrooms, based on a very small number of listings.
These figures move with the stock: they give an order of magnitude, not a tariff. Current listings are on our Black River real estate page.
Buying at La Balise Marina as a foreigner
La Balise Marina was sold under the IRS (Integrated Resort Scheme), which allows non-citizens to buy freehold: that is how the January 2017 Abode2 article presents it. A resale listing may nevertheless mention another scheme, for example G+2 (R+2) on the Westimmo duplex listing. So ask in writing which scheme applies to the specific unit, then have the notary confirm it: the scheme determines the authorisation to buy, eligibility for a residence permit and the conditions of resale.
To understand these schemes, see PDS, IRS, RES: what is the difference for a foreign buyer. For a property acquired under the IRS, RES or PDS, the EDB guidelines (January 2025) reserve the residence permit for the purchase of a property of more than USD 375,000 and require an owner who resells to notify the EDB in writing within the 30 days before the sale. The full steps of a purchase are set out in buying property in Mauritius as a foreigner.
Living with a boat
The point of the marina is keeping your boat in front of your home. Before buying, check with the marina the size of the pontoon, the permitted draught and the conditions of access to the channel: the marina’s entry on Noonsite, dated February 2019, reports a shallow approach (1.5 m). The rules for boat owners in Mauritius are in our article on boat ownership.
Questions to ask before reserving
- Which purchase scheme applies to this unit, and what does it say about the residence permit and resale?
- Are the pontoon and mooring included in the price, and how big are they?
- What annual charges does the co-ownership or marina association levy, and for which services?
- Which facilities are already operating, and which are still planned?
- What costs come on top of the price: registration duty and notary fees, and what financing is possible: borrowing in Mauritius as a foreign buyer?
Published rents are rare: PropertyCloud shows only one listing at Rs 80,000 a month for 3 bedrooms and one at Rs 380,000 a month for a 5-bedroom villa. That is not a yield: ask the marina or the agency for actual rental statements rather than relying on an average.
Around the marina
The marina lies between Black River and Tamarin: see Black River real estate and Tamarin real estate, as well as Tamarina, the golf estate of the West, the other large residential estate in the area.
Westimmo helps you compare La Balise Marina with other properties on the west coast and puts you in touch with a Mauritian notary to check the scheme of the unit before you reserve. Our new developments let you compare with other projects.
